Tenant Screening
APPLICANT SCREENING CRITERIA
INCOME REQUIREMENTS
All applicants shall be screened for income suitability. Applicants for whom the monthly rent would exceed 35% of the applicant's total monthly income will not be recommended.
CREDIT HISTORY
All applicants shall be screened for credit history. Applicants with a FICO score of less than 600 or a history of late payments, delinquent or charged off accounts will not be recommended.
PRIOR BANKRUPTCY
All applicants shall be screened for prior bankruptcy. Applicants who have filed for bankruptcy in the past 2 years will not be recommended.
EMPLOYMENT HISTORY
All applicants shall be screened for prior job history. Applicants who have been employed for less than 2 years with their current employer will not be recommended.
RENTAL HISTORY
All applicants shall be screened for prior rental history. Applicants with a negative or no previous rental history, including but not limited to a history of late payments will not be recommended.
RENTAL HISTORY/EVICTION
All applicants shall be screened for prior eviction history. Applicants who have a history of prior eviction(s) will not be recommended.
CRIMINAL HISTORY
All applicants shall be screened for prior criminal history. Applicants with a felony criminal history involving violent crimes or fraud will not be recommended. Applicants with criminal histories involving other types of crimes may be considered on a case-by-case basis.
OWNER AUTHORIZATION
All rental applicants for properties managed by PREMIER HOMES REALTY, INC. shall be screened using the above Applicant Screening Criteria. Owners may waive any/all the above criteria at the owner's discretion.
